Our History

Westwood Mobile Home Park has been family owned and run in Amherst, OH since 1957. When purchased, the park was originally named B-Bar-B Mobile Home Park and had only six homes. With a lot of hard work, Mario Cipolla, along with his wife Evelyn and daughter Marilyn grew the park to one of the largest mobile home parks in the state, it now maintains 458 lots. Although Mario and Evelyn are no longer with us, the park is still family operated by Marilyn with the help of her daughter Michelle, the third generation.

Our community population is close to 1300 residents with 4.8 miles or residential frontage and 62 acres. It is a comparable size to the city of Grafton. Westwood has paved streets, an onsite wastewater treatment plant, and city supplied reservoir water system. For your safety, Westwood staffs a park security team from the Lorain County Sheriff’s Department. Also for your safety all streets are well lit throughout the entire park.

Meet Our Team

Heather Hatten

Heather Hatten is our office manager and began working here in 2003. Heather was raised here and now resides here with her 2 children. She has great rapport with the tenants, knows everyone personally and goes out of her way to please. She keeps the park running smoothly and is active in the community and neighborhood activities.

Gayle Hatten

Gayle Hatten has been our Sales Manager since 1984 and is very knowledgeable in the mobile home industry. Gayle and her husband Red, resided here for twenty six years while raising their two children. She can find the perfect mobile home for you and your family.

No. You own your home, but you do rent the lot from us.

The average lot rent is $280 per month, depending on the size of the lot. The rent received is used for garbage pick-up, sewer, street lighting, community taxes, maintenance of roads and general upkeep of the mobile home park.

Our community standard have been developed over the years through experience and input of attorneys, and past and present residents. Our rules are based on common sense principles that most people live by in their daily lives. A Rules and Regulations booklet is available in the manager’s office and also in the new owner packet.

You may bring your pet with you for an extra $15 per month. Cats must be indoors at all times. Dogs must be under 16 inches at the shoulder (when full grown), be on a leash when walked, and may not be tied up in the yard without owner’s presence. We also do NOT allow any dogs considered to be a vicious breed.


Before purchasing a home, you must come to the manager’s office to fill out an application. You must be approved to live in the park before you can purchase a home. We do a thorough background check on all new tenants.
